Why Accurate Square Footage Matters

Square footage drives your budget more than almost anything else. Materials, labor, and quite a few loan terms all hang off that single number, and getting it wrong — even a few hundred square feet — can throw a whole build plan off.

Measure the Right Way

Measure the finished interior dimensions of each room from wall to wall, not the exterior of the structure. For the slickest results, break awkward spaces into rectangles, measure each one, and add them together.

Here's the order people get wrong: they measure to the outside of the logs or the middle of a shared wall. For usable living space, you want the interior, cleared-to-the-floor measurements every time.

  • Break each room into clean rectangles.
  • Measure length and width to the nearest inch.
  • Multiply to get each rectangle's square footage.
  • Add every rectangle in the room, then every room in the plan.

Common Square Footage Traps

Half-walls, angled ceilings, and lofts trip people up. A loft you can stand up in generally counts; a knee-wall attic space that's five feet tall doesn't. And if you're comparing plans, make sure everyone is using the same counting conventions — code officials, appraisers, and builders don't always agree on what counts.

When a number matters for financing or resale, get the appraiser's method in writing before you trust the total. Casinos are the only place where close counts, and building isn't a casino.
